We work with investors from most countries around the world. However, due to international regulations, some jurisdictions are restricted and must be reviewed individually.

What’s the maximum financing amount?

We finance up to 70% of the property’s value (LTV) — allowing you to leverage your investment up to three times compared to an all-cash purchase.*

How long does approval take?

The average approval and closing time is around 30 business days, as long as all required documents are provided. Some loans are approved in as little as 20 days.

Do I need a U.S. credit score?

No. Our loans are designed for foreign investors without a U.S. credit history. We assess eligibility based on your financial profile in your home country and the property’s income potential.

What documents are required?

You won’t need a visa, Social Security Number, or FICO score.
Just provide:

• Valid passport
• Proof of income or financial statements
• Property information (title or purchase contract)
• LLC or company documents (if applicable)

We’ll guide you step by step — no need to translate your documents.

Can I apply if I don’t own a property yet?

Yes. You can apply to finance a new purchase, as long as the property has been identified and an appraisal is available.

Do you offer refinancing or cash-out options?

Yes. If you already own a property, you can refinance to improve your loan terms or do a cash-out to access capital for new investments.
